Why

The short version.

My father came to property late and told me, before he died in 2024, that he wished he had started sooner. He was right. That was the year I stopped putting it off.

What followed was two years of catching up properly: reading, courses, masterminds, and then the part that counts. Talking to agents, viewing houses, getting quotes from trades, and putting in twenty four offers across 2025. I qualified as an independent estate agent so I could sit across the table from more sellers, more often.

Before property, twenty years as a public servant, working with local people, including the vulnerable, alongside local authorities. It taught me how to sit with somebody on the worst day of their year and be useful rather than in the way. That turns out to be most of this job.

You have not completed a purchase of your own yet, have you?

No. Two years of study, viewings, trade quotes, agent relationships and twenty four offers, and no completed purchase of my own. I am not going to dress that up, because you would find out anyway.

What I have instead is a patch I know, a way of working built around the seller, professional registrations plenty of people three years in still do not hold, and a habit of telling you the awkward thing first. If a completed track record is your minimum, I am not your man yet. If judgement and straightness matter more, we should talk.

How do you get paid, exactly?

Two ways, and no third. On a deal I place with another investor, a sourcing fee, agreed and written down before anything is signed. On a property I keep, I make money the way any landlord does, slowly.

I am not paid by anyone to point you anywhere. If that ever changes, you will hear it from me first.

You are also an estate agent. Whose side are you on?

I am a self employed estate agent under The Property Experts network, trading separately as SY Property Experts. It is a different business and I keep it that way: I do not buy property I am instructed to sell.

It exists because talking to far more sellers makes me better at this, and because the qualifications and training that come with it make me a safer person to be on the other side of a transaction from.
